6 Things We Love About HGTV Dream Home 2016’s Living Room

For the first time in 19 years, HGTV decided to tackle a reno rather than build new for the HGTV Dream Home. “It was such a fun challenge to transform a ’90s McMansion into a casual, elegant beach house,” says designer Brian Patrick Flynn of the property on Merritt Island, FL. Dressed in driftwood grays and beach-glass blues, the living room is the definition of coastal cool. “You won’t see your typical beach-house corals, nautical stripes, or lobster prints here,” says Brian, who furnished it with pieces that look sophisticated but can withstand salty water and sandy feet. In fact, the room’s design borders on subdued so as not to detract from the several sets of double doors that overlook the dazzling Indian River. “The views from this house are stunning, and the quiet color palette let us capitalize on them,” says Brian. It doesn’t get much dreamier than that!

Here's a look at the elements that make this space so stunning:
Mural
This splashy wall-spanning photo, taken in the 1970s, shows surfers hanging ten at a nearby beach. The image was blown up by a vinyl company, then applied like a giant decal. The paint color throughout the rest of the room is Quiet Rain by Glidden.
Rug
The custom-size wool rug features a delicate checked pattern that fittingly “looks like someone took a stick and started drawing in the sand,” says Brian.
Coffee Table
Most tables felt too petite for the spacious sitting area, so Brian pushed two together. Built from steel and topped with glass, they give the room an industrial edge.
Pendant Lights
Hung in a trio, these caged Ethan Allen fixtures have major impact. Their dark iron frames complement the finish of the coffee tables, tying together all the space’s metal accents.
Window Treatments
To let in the max amount of light, each set of double doors was topped with a transom. Sheer drapes with neutral stripes unite the room’s colors without distracting from the view.
Sofas and Chairs
A combo of leggy armchairs, slipper chairs, and extra-deep sofas, all by Ethan Allen and upholstered in pale gray fabrics, offers plenty of spots for kicking back after a day at the shore.
