Chip and Joanna with homeowners Cody and Katie Messerall on the expanded front porch of their newly renovated home. Cody and Katie had been living in Houston for about ten years but were ready to move back to Waco, seeking a more relaxed lifestyle and a good place to raise a family. They were looking for a three- or four-bedroom house in a quiet neighborhood in the heart of Waco, a large lot and a nice backyard. Their budget, including any renovations, was $185,000.

The windows were enlarged to floor-to-ceiling height, new linen window treatments added and the carpet was replaced with hardwood flooring. White shiplap with chair rail and crown molding help enhance the space. Lighter design elements help make the room feel larger while the soft gray palette helps create a thoroughly relaxing atmosphere.
