An Open Concept Great Room in a Small Home

Designers Ty Pennington and Alison Victoria transformed a small single-family home for homeowner Morgan, who craved an inviting space where she could entertain friends and family, and host holiday meals. The new open concept floor plan reimagined the living space and relocated the kitchen to the front of the house. The great room serves as an entryway, family room and kitchen with a large peninsula to seat guests.

An Extendable Eat-In Kitchen

The peninsula in the kitchen was designed to incorporate large pieces of solid oak which extend and cantilever from beneath the quartz countertop. The oak surface provides more dining space for guests. When fully extended, the surface feels more like a wooden dining table where guests can sit along one edge, or on either end.

A Traditional Eat-In Kitchen With a Modern Spin

Traditional white shaker cabinet doors, a matte engineered quartz countertop and an adaptable magnetic subway tile backsplash make the kitchen a classic space that can evolve easily with time. Morgan's previous townhouse was a shared space with roommates, and she lacked storage. The design team thoughtfully incorporated generous storage, as well as a double-wall oven to make it easier for Morgan to cook large meals for guests. The kitchen has a large peninsula to provide substantial workspace, and also incorporates seating for up to five guests.

A Hand-Painted Mural in a Master Suite

The design team knew that Morgan craved a relaxing master suite, and they gave her just that. The large bedroom accommodates a luxurious king-size bed, and her suite boasts her own walk-in closet and a spa-like master bathroom. The team ran wide-plank oak flooring throughout the space, and took creative liberties in the bedroom by illustrating a delicate mural behind the wicker headboard to add a feminine touch.

A Spa-Like Master Bathroom

The master bathroom in Morgan’s suite includes a deep, luxurious bathtub positioned inside the shower to enhance the spa-like appeal. Gold fixtures, marble tile, subway tile in a herringbone pattern and a statement-worthy shower curtain transform what might be an ordinary bathroom into an extraordinary master bathroom retreat.

Custom Closet Storage in a Master Suite

A walk-in closet with natural lighting is the icing on the cake in Morgan's master suite. The narrow alcove off the bathroom includes a bench with storage by the window and space for clothing and a collection of bags. Along multiple walls, Ty built custom shoe shelving to house Morgan’s 200+ pairs of shoes, helping her space feel as polished as a boutique.

A Woodsy Master Suite on a Structural Addition

Homeowners BJ and Katie were limited on space in the “starter home” that they grew to love. Rather than move, Ty designed a structural addition that would provide additional space for their new master suite. The addition, extended off the back of the house into their woodsy backyard, helps the space feel like a retreat in the great outdoors. The design called for large windows, black trim and deep green walls, which help it to feel like a far-off retreat for the parents of four.

High-End Finishes in a New Master Bathroom

When homeowners Katie and BJ opted to renovate their existing home, one of the benefits of the cantilevering addition meant that there’d be added square footage for a large master bathroom. The design team incorporated a statement-worthy walk-in shower with a black-paned shower door, and ornate tile to deliver the busy parents a tranquil, polished space in which they could quietly begin and end their days. The absence of a bathtub isn’t an issue for this couple; instead, the large shower incorporates a generous bench wrapped in tile, and double sinks, to make it a functional space.

Carefully selected tile and modern fixtures add appeal to the room, while the new double sink vanity adds function. The expansive space in the master bath with matching mirrors offers both homeowners room to ready-set-go, and get on with their day.

Functional Storage and a New Home Office

A home office is just what homeowner Katie needed for both work and personal organization. As a freelance content creator, she previously found herself hiding in closets when up against tight deadlines. She needed a workspace separate from the family where she’d be able to focus. Ty’s custom built-in shelving within their master bedroom offers just that. The green paint color accentuates the woodsy overlook of their new master bedroom, and the wooden desktop adds richness to the room. To provide added storage, Ty and Grace made space for Katie’s personal collections of photos and travel mementos; you wouldn’t know it, but those keepsakes are cleverly stored in the vintage suitcases.

A Functional, Centrally Located Laundry Room

Any large family will vouch for the importance of a functional laundry room, and this family can attest to how difficult it was to sort laundry on the hood of the car in their garage. By relocating the laundry room into a centrally located space of the home, the team was able to streamline their chore ritual. The space incorporates a sink, open shelving and folding counter. The stacked washer and dryer save space, and plenty of storage helps to keep the family organized.

A Creative Space for a Young Boy

Designer Grace Mitchell knows how impactful it can be to give children their own, personalized space. Oldest son Eli benefitted during the renovation by receiving a room of his own. The spacious bedroom offers desk space for him to do homeschooling, a whiteboard and magnet wall on which he can display his artwork and paperwork, and decor that’ll allow him the opportunity to grow in the space.

A New, Family-Friendly Living Room

A new open concept floorplan expands the entertaining opportunities for these new-to-the-neighborhood grandparents. Elba and Dan relocated to be closer to their grandchildren, and the design team delivered on a living room setup that was both comfortable for adults and accommodating for kids (but really, we all love a nice pouf). A new frosted glass front door allows extra daylight to stream in, and floor-to-ceiling curtains overlay windows with black painted trim for contrast.

A Small Home Transformed by an Open Concept Makeover

You wouldn’t know it here, but the team installed a special recessed load-bearing beam in the ceiling of this home in order to open the space. Removing walls was critical to the design team’s vision for an open concept floorplan, and restructuring the home made it possible to remove critical walls without leaving the homeowners with bulky, exposed beams along the ceiling. The family-friendly living room opens into a large kitchen with an island with built-in banquette seating for family meals.

A Designated Entryway

Directly inside the front door, the design team took advantage of new wall space and created a semi-formal entryway. A floor runner directs traffic into the home, while a side table displays mementos and can double as a drop zone for mail and car keys. A large mirror and framed art help to distinguish the entryway area from the rest of the open concept living room.

An Open Concept Kitchen With a Large Island

Elba’s new kitchen design was significant in the overall renovation, which is why the design team sought to remove walls to expand the footprint of the kitchen. As a pastry chef, moving closer to grandkids didn’t mean that she was ready to give up her love of baking. The design team incorporated generous counter space and lighting, and stainless steel appliances on a budget.

Statement-Worthy Open Kitchen Shelving

Cabinet storage was abundant in the new kitchen, and the homeowners truly desired the opportunity to have a space to display statement pieces. Modern metal hardware supports these matte black shelves, and a marbled subway tile serves as a simple backsplash.

A Cozy Banquette Dining Room

Homes that feel tight on dining space: tune in to this design. Banquette seating is an easy solution for families who want to accommodate more than four people in their dining room without feeling cramped. By adding a built-in bench against one wall and flanking it with tall cabinets, the team was able to fit four additional gray chairs surrounding the table so that Elba and Dan could host family dinners.

Modern Outdoor Living Room

The new homeowners were drawn to the idea of having an outdoor living space, so to deliver on those dreams, the design team added new French doors off the kitchen and updated the existing deck. Black painted railings, an outdoor rug, comfortable rocking chairs and a fire pit help to create a space they can enjoy with family and friends.

A Truly Custom Treehouse Set in Nature

Ty took it upon himself to call on friend Pete Nelson to consult on a custom treehouse for the new homeowners’ grandchildren. Built into strong, mature trees in the backyard, this treefort offers sheltered indoor space and a railed porch, providing endless opportunities for imaginative play right in the backyard. Ty also added a tire swing and zip line to the treehouse that the children could use as they grow up.

The new custom treehouse is the perfect space for Elba and Dan's grandkids to grow and play. The tree branch railings and kid-friendly furniture make it a functional, inspired space for the children and grown-ups alike. Anchored to mature trees in the backyard, this well-constructed treehouse will last their lifetime.

Yellow Accents in a Midcentury-Inspired Living Room

Wood, velvet and white lacquer accents are used as statement pieces in the family’s new living room. Still situated directly inside the front entryway, the room is more spacious now that walls have been removed. The opened space improves the family’s ability to coexist in the home, and entertain friends.

A Well-Lit Living Room

A single window provided great natural light in the front of the house, but with many poorly placed walls, the natural light stopped there. With the walls removed, light now flows into the previously dark kitchen that was located in the center of the house. The wall between the dining room and kitchen was removed to create an open concept space, and the wall between the living room and the kitchen was removed to make space for a peninsula and stools. The reconfigured open floor plan is bright, spacious, and conducive to family gatherings.

Mint Green and Brass Accents in a Formal Dining Room

A coordinating set of dining chairs around an oval, wooden dining table allow the family space to gather and entertain in their renovated home. The modern brass chandelier makes a statement in the dining room, and adds ambiance to help it to feel like a formal gathering area even though it’s part of the new open concept hub of the home.

A Modern Spin to Maximize a Small Kitchen

Formerly located in the center of the house, the family’s windowless kitchen was given a breath of fresh air – literally – when walls were removed to allow natural daylight from other rooms to flood in. To help the space feel bright, the team opted for a light wood floor stain, a light-stained butcher block countertop, and duo-tone cabinets with gray doors on the bottom, and white on top. Large brass pendants brighten the peninsula and complement the brass chandelier that hangs in the adjacent living room.

An Artistic Tile Backsplash

Patterned tile is easy to use in small doses to add artistic personality to a kitchen. In this small kitchen, the designers opted for a bold pattern to add character to the backsplash and behind the hood vent. A large black matte sink faucet was also selected as a statement piece; the sink overlooks the living room, offering more connectivity between friends sitting at the stools at the peninsula and for anyone cooking and cleaning in the kitchen.

A New Entrance to the Master Suite

You wouldn’t know by looking at this, but the former master bedroom was only accessed through a maze of narrow hallways in the home (and believe it or not, you could only get to the master bedroom through the bedroom of the oldest child). It’s no wonder that the family considered moving; an entirely reinvented floorplan is what decidedly kept them in their home. The designers saw an opportunity to reduce the size of a laundry room that’s adjacent to the kitchen, and create a brand new master suite with its own hallway, far removed from the children’s bedrooms on the other side of the house. The master suite is still readily accessible, but more private than ever before.

A Vaulted Ceiling in a New Master Suite

The existing house had been updated with many additions over its life, so the design team sought to make the most of the space in a way that would correct the odd floorplan and provide a private retreat for the homeowners. By removing a dated fireplace in the former family room, reconfiguring walls, and vaulting the ceiling, the team delivered a new, generous master suite complete with natural light, tranquil colors and an adjacent master bath.

Modern Details in a Brand-New Master Bath

A master bath promises the privacy that these busy parents of two need. The retreat includes a standing shower with worldly patterned tiles, wooden accents, and a bold, multi-functional mirror. Adjacent to the bath is a built-in closet space and a dressing room.

A Sliding Barndoor-Style Bathroom Mirror

To fit a mirror above the sink, the team needed to get creative and work around an existing window. Removing the window entirely seemed wrong, as natural light was valued in the home, and fresh air flow is often welcomed in a steamy bathroom, so the team built the mirror to roll on a barn door-like system so that it could offer privacy, but also slide out of the way when the window was in use.
