Lex and Alana LeBlanc work on refacing the fireplace at the home of clients Tandy and Ryan Perkins. Lex manages the renovation of the Perkins current home to boost resale value while Alana takes the real estate reins to help the family locate their ideal future home.

The Perkins Project

Prior to the renovation, the value of the Ryan and Tandy's home in the Bellevue suburb of Nashville was estimated at around $260,000. In order to afford the house they wanted to move into, the Perkins hoped to make improvements that would allow them to list the house at around $350,000. Lex and Alana helped make that happen.

The master bath was reconfigured. The wall that separates the bath from the bedroom was widened for more privacy, and the toilet and vanity were relocated. A new tiled walk-in shower and freestanding tub were added as well.

Afterword: The estimated value on the Perkins home went from $260,000 prior to the renovation to $350,000 after the improvements were complete. The renovation costs came in at around $47,000. Following an open house, the home ended up selling for $357,000 – a full $7000 above asking price. With the proceeds of the sale, the Ryan and Tandy Perkins, and their three kids were able to move into upgrade to a new and larger home in the community of Bethesda, just outside Nashville.
