Suburban Home in Bellevue, TN Transformed by 'Listed Sisters' Lex and Alana

Nashville real-estate and renovation whiz kids Lex and Alana LeBlanc come to the rescue of Tandy and Ryan, a young couple hoping to turn a profit on their suburban home so they and their three kids can move to their dream home in the country. Check out the renovation that helps make the dream a reality.

Lex and Alana LeBlanc work on refacing the fireplace at the home of clients Tandy and Ryan Perkins. Lex manages the renovation of the Perkins current home to boost resale value while Alana takes the real estate reins to help the family locate their ideal future home.

The Perkins Project

Prior to the renovation, the value of the Ryan and Tandy's home in the Bellevue suburb of Nashville was estimated at around $260,000. In order to afford the house they wanted to move into, the Perkins hoped to make improvements that would allow them to list the house at around $350,000. Lex and Alana helped make that happen.

Improvements in the living room include refacing the fireplace with a new wood surround, refinishing the hardwood floors and staging the space with more contemporary furnishings.

A wall was removed to create a more open floorplan with the kitchen opening onto the living room.

Throughout the renovation and staging, Lex kept the palette and furnishings light for a fresh, clean and open feel.

The fireplace surround is made from reclaimed barn-wood. Electrical outlets were installed above the mantel (conealed here by the painting) in case the new owners want to mount a TV monitor above the fireplace.

In the new floor plan, the dining room is opened up so that flows seamlessly into the main living area.

After the renovation, the kitchen also opens up onto the living room. A wall was removed and new peninsula with barstool seating added in its place.

Other improvements in the kitchen include new cabinetry, counter-depth refrigerator and updated lighting.

Lex opted to keep the kitchen's galley layout but the space has a more contemporary look with updated cabinets, countertops, backsplash and appliances.

In terms of overall style, Lex wanted to go with a country chic vibe. Ceiling-height cabinets in a lighter finish make for a dramatic look while helping give the space a more open feel.

New window treatments and a fresh take on furnishings boost the visual appeal in the master bedroom.

Before the renovation, Lex's contractor and project manager Trey Palmer characterized the current master bath's layout as open-concept gone wrong. Though it's large, the space is poorly planned and clearly does not offer much in the way of privacy.

The master bath was reconfigured. The wall that separates the bath from the bedroom was widened for more privacy, and the toilet and vanity were relocated. A new tiled walk-in shower and freestanding tub were added as well.

The renovated bath has a spacious and spa-like feel and includes twin vanities with chrome fixtures, marble surface and a sliding door that provides access to a large walk-in closet.

For the purpose of resale, this space adjacent to the former kids' room is set up as a home office and accessorized with a day bed and contemporary accents.

This spacious upstairs bonus room had been serving as a temporary nursery for the Perkins's newest family addition – perhaps too spacious a room for a toddler.

Afterword: The estimated value on the Perkins home went from $260,000 prior to the renovation to $350,000 after the improvements were complete. The renovation costs came in at around $47,000. Following an open house, the home ended up selling for $357,000 – a full $7000 above asking price. With the proceeds of the sale, the Ryan and Tandy Perkins, and their three kids were able to move into upgrade to a new and larger home in the community of Bethesda, just outside Nashville.
