A barn with a botched roof is home to a group of rescued horses, but the recently shingled roof starts to fall apart, leaving dangerous nails on the ground the horses could step on. Mike arrives onsite with his team ready to install a new roof but discovers that every part of the barn needs work, and without the needed repairs the horses could be sent to pasture. Mike and his crew renovate the stable from top to bottom, adding improvements like a water supply that doesn't freeze in the winter and a new flooring treatment that is also hoof-friendly.

The couple agrees, but only if their families can actively participate in the reno. Drew eventually leads Belinda and Tiago to a tough decision, and then has serious misgivings about their lowball strategy. Later, Jonathan uncovers a costly issue with the sub-floor. However, Genny Davis is a real estate agent and Russ builds new homes for a living and they are a bit reluctant to move into a fixer upper - a fact that distresses Chip but inspires Joanna. Will the Davis' choose the "Tree House" with the pool, massive fireplace and monster tree blocking the front door? Or will it be the asymmetrical "Stonehenge House" Chip says looks like an airplane and Russ describes as over-the-top masculine? Or maybe they'll choose the third house with the shared driveway on a quiet cul-de-sac? The drama escalates when an unexpected permit problem costing 30,000 dollars threatens to turn this fixer upper into a flop. Will the Davis' jump ship and build a new home instead?

Their biggest fear is getting in over their heads with a historic home that may have lots of hidden costs. Will they choose the 1920's cottage with lots of character but only one bathroom, the 1940s 'Dutch Door House' with the foundation issues, or the 1930s timeless brick Tudor with the hobbit-like front door? The Gaines have their work cut out for them with these historic wonders that are plagued with old age issues. Will the Purks' fears be realized when they face pricey repairs on their vintage fixer upper?
