Water: The Good, the Bad and the Money

MJ and Mike get a good deal on a St. Lawrence River eyesore in the Thousand Islands, but inherit a house full of asbestos and are forced to call in a remediation team. Back at the country house, water issues continue to dampen the mood as Mike and MJ also find out they are on the hook to replace the entire leaching field.

Demo, Digging and Dancing

Mike and MJ add a partial second story to the country house while dangerous structural issues in the river house force them to take down the roof and second floor walls.

Season 2, Episode 4

What Comes Down Must Go Up

Facing major structural and water issues at the river house, Mike and MJ decide to take the whole house down so they can build it back up right. This is a major setback, and their profit will take a big hit unless they identify some areas to save. At the country house, they continue to solve the water issues but notice more water on the basement floor during a mechanical walk-through. MJ transforms the two-car garage into a functional and appealing workshop and living space.

Season 2, Episode 5

Decisions and Delays

Trusses go up at the river house until MJ learns that the permits for the new build have not yet been approved. Mike goes to the council meeting hoping to hear good news, but it's a waiting game in the meantime. Back at the country house, Mike and MJ welcome their designer BFF Sarah Richardson, who offers some good advice. MJ starts getting pre-wedding jitters as his big day approaches.

The Wedding

The leaching bed is replaced at the country house, and work progresses until Mike and MJ find out an open permit remains on the barn. Back at the river house, Mike decides to hire a designer for the first time, but he has a tough time handing over some control to a new member of the team. And the big day finally arrives when MJ and Lisa get married in a picturesque setting -- as long as the pounding rain holds off.

Here We Go Again

After MJ and Lisa's wedding, smooth sailing is wishful thinking as Mike and MJ are welcomed back to the river house by a river of muck! The deck posts and windows get installed as they rush to get the house closed in before the winter weather arrives. Then it's on to the next project as they purchase a new property, but Mike throws a monkey wrench into their renovation plan and budget.

Game Changer

Mike's vision for open concept at the suburban house hits a structural snag, and MJ attempts to rein him in before the budget takes another hit. A fun surprise awaits the team at the river house, but the fun doesn't last for long as Mike throws another curveball at MJ that could have serious repercussions for their business plan.

River House of Dreams

Designer Sarah Richardson is back at the country house with some valuable advice on the design of the master en-suite. Meanwhile at the suburban house, the guys use some cool technology to improve the home's energy efficiency. While the push is on to get the interior of the river house completed, there is added pressure for MJ who wants to surprise his dad with the finishing touches.

Smart Suburban Holmes

With the interior of the river house complete, it's time to focus on the suburban home as the open house date is fast approaching. Mike, MJ and the crew work feverishly to get the smart home ready and receive the valuation they're hoping to earn.

A Thousand Goodbyes

Flooring takes center stage inside the country house, while outside the barn is finally completed! The river house gets its finishing touches as Mike and MJ prepare to say goodbye to the Thousand Islands.

Season 2, Episode 12

The Holmes Stretch

The first property that Mike Holmes and his son, MJ, bought is the last to be finished. Time is money, and there's still a ton of work to be done before they can put the sign up on the lawn and get the house on the market. Mike and MJ race to complete the landscaping, boosting the curb appeal for potential buyers, while finishing the interior to Mike's exacting standards.
