An unused patio with overhang is closed in to make a laundry room. But this laundry room has an extra bonus — the wall slides open turning the space into an open-air utility room.

Below is a summary of the basic steps, as well as a list of tools and materials used, as seen in this project.

basic hand tools: tape measure, square, level, chalk line, hammer and wrenches
circular saw
reciprocating saw
compressor
framing nailer and finish nailer
saw horses
miter saw
painting equipment
caulking gun
screw gun
drill and pilot bits
sliding door track
16d, 8d, 6d (galvanized) nails
pull handles
latch
5” x 1/2” lag bolts
concrete anchors
20’ pressure-treated 2x4 lumber
fourteen pieces of 2x4x8’ lumber
six 2x4x8’ kiln-dried lumber (for slider)
120 square feet redwood 4” siding
building paper
20’ z-bar
flashing for bottom of fixed walls
90’ 1x4 pine lumber for miscellaneous trim
corner caps
caulking
window (if necessary)

Steps:

1. If you are turning your patio into a laundry area, ensure that you have allowed adequate space for laundry equipment — typically 56 to 60 inches wide.

2. Attach the metal sliding track in place. Ensure that wheels glide smoothly within the track. For our project, the track is attached to porch roof and spanned to the corner of house.

3. Construct the sliding wall section according to instructions provided with the track hardware (overhead track assembly). Our sliding wall is constructed with 2x4s. The two 78-inch vertical pieces are double thickness to make sure the entire piece is sturdy. If installing a window in the sliding wall, create the opening within the frame. Attach rollers on the top of the frame for the sliding mechanism.

4. Attach the sliding wall to the track. Make sure it is level. Where the door ends is where you will start framing the stationary walls.

5. Layout stationary the walls. If you have a concrete floor, attach pressure treated 2x4s for the bottom plate with expansive anchors. Frame up to the underside of the roof structure.

6. If necessary, prime and paint the new siding to match your home’s existing siding.

7. Install building paper and flashing at bottom of wall. Install matching siding to outside of new partitions using 6d galvanized nails. Attach siding on the stationary and sliding wall at the same time so they will line up correctly.

8. Attach fascia board to cover the track's hardware.

9. Install window and trim.

10. Install hardware and latches.
