Episode 202

Chip and Joanna Gaines take Genny and Russ Davis on a tour through three homes in Woodway, Texas. Woodway is considered "upper-crust", an established neighborhood with older homes, large trees and massive yards. They want to move to Woodway because of the city's reputable school district. However, Genny Davis is a real estate agent and Russ builds new homes for a living and they are a bit reluctant to move into a fixer upper - a fact that distresses Chip but inspires Joanna. Will the Davis' choose the "Tree House" with the pool, massive fireplace and monster tree blocking the front door? Or will it be the asymmetrical "Stonehenge House" Chip says looks like an airplane and Russ describes as over-the-top masculine? Or maybe they'll choose the third house with the shared driveway on a quiet cul-de-sac? The drama escalates when an unexpected permit problem costing 30,000 dollars threatens to turn this fixer upper into a flop. Will the Davis' jump ship and build a new home instead?

Chip and Joanna Gaines take Jo's old high school buddy Jonathan Gulley and his wife Amy on a tour through three houses in the suburban neighborhood of Woodway, Texas. The Gulleys are returning to Waco after a 10-year hiatus in Chicago to be closer to friends and family. They're seeking a 4-bedroom home with a large kitchen, nice garden and a big backyard for their 2 kids, 2 dogs and extended family. Amy's biggest fear is flooding after a disastrous experience at their previous home. Will they choose the 'Fun House' with the funky multi-layered layout? Or will their choice be the 'Neat and Tidy Ranch House' with tons of trees but a very vanilla exterior? Or will the winner be the 'Tire Swing' house with the sloped backyard? Chip's nerves are on edge as the Gulley's new house shows signs of previous flood damage on top of an unexpected $8,000 HVAC problem. Could this deal mean the end of a long friendship for the Gaines and the Gulleys?

Chip and Joanna Gaines take clients Kimberly and Blake Batson on a tour through three houses in Waco, Texas. The young newlyweds run the 'Common Grounds' coffee shop and are looking for a home close to their business. Kimberly wants trees, land and a huge yard away from busy streets. Their demands are few but their budget is tight at $120,000. Their only requirement is to have a short commute and enough room in their new home to install two cherished custom windows. Will they choose the charming craftsman? Or 'The Movie Theater House' that Chip describes as a cross between a cinema and a funeral parlor? Or the secluded 'Little House on the Prairie' with a creek in the backyard? Whichever they pick, it's a sure bet that Chip will continue to bug Joanna with his crazy antics.

Cameron and Jessie Bell currently live in a 690 square foot house and love the cozy charm of small-scale living. While they're not necessarily looking for a larger space, they do want a place to call their own; and they need Chip and Joanna's help. They're looking for the character of an older home, and aren't afraid to brave the filth and grime that comes with years of disrepair. The first house they visit is nicknamed "The Duplex House." Formerly a duplex, as the name suggests, it has a more closed off and quirky layout that will need some opening up. "The Transition House" is next, with highlighter-green paint on the exterior and an overall ravaged appearance on the inside. Last, they visit "The Shotgun House." This house is also abandoned, falling apart, and is the smallest of the three. Because it is a shotgun house, all the rooms are conjoined, making for very little privacy in the bedroom.

Tarek and Christina find a short sale home listed in Whittier, California that's rather small but the asking price of $275,000 looks enticing next to comparable properties in the area. With their own resources spread thinly across other flips, Tarek and Christina have only $300,000 to spend on the home and its renovation. Despite their rigid debt ceiling, they're convinced they can purchase and rehab the home within a strict budget. But as problems are discovered and the margins start getting tighter, Tarek and Christina hope they can turn a profit on this investment home that is too small to fail.

Tarek and Christina get a lead on a listing in an upscale neighborhood of Whittier, California and although the entire home will need some serious updating from its original 1969 finishes, the renovation appears to be mostly cosmetic and comparable properties suggest great potential for profit. With all their money tied up in other flips, Tarek and Christina must secure a hard money loan to make an offer on the home; but that alone will cost them hundreds of dollars a day in interest and one never knows what budget-busting financial hazards could be lurking behind those popcorn-textured walls. Can their contractor renovate this big house in a small timeframe or will unforeseen problems leave the project a day late and a dollar short? Could this high-end home and its expensive loan leave Tarek and Christina singing the hard money blues?

Tarek and Christina come across a short sale listing in a desirable, hilly neighborhood of La Mirada, California. Although its price as compared to recent sales in the area leaves a tighter profit margin than they would like, the 1990s home is newer than the investment properties they typically buy and shouldn't need as much renovation as a result. With Tarek and Christina's usual contractor tied up by their growing roster of flip properties, they turn to a new contractor who comes recommended by fellow flippers. Will this newer home and new contractor make for a straightforward flip or could surprise costs and small mistakes leave Tarek and Christina risking a flop on this hilltop hangup?
