Episode 109F

Cate and Timothy Dewar's home is under the weather. The foundation is sinking and too low given the area's surrounding water table. The result? Water, water everywhere! They were nearly destroyed by the flooding of Hurricane Irene, and their original contractor followed up with a storm of his own. Licensed contractor John DeSilvia and his team are giving the home a little lift - five feet to be exact, and redoing the entire exterior of the home to fix the last guy's mistakes. The family will finally be out of harm's way when the next flood hits, and they'll have a nice new garage to go with that satisfaction.

Real estate agent Drew Levin and contractor Danny Perkins search for a single-family home to add to their roster of rental properties. With $350,000 to invest, they tour a three bed/two bath house for $305,000 that needs at least $25,000 in bathroom and kitchen remodels. Next, they look at a place with four bedrooms and two baths – it's priced at only $220,000 but needs all new wiring and an exterminator. Finally, they tour another three bed/two bath home on a half-acre lot with views of downtown Minneapolis. It's in a prime location, but looks straight out of the seventies. And at $340,000, there's not a lot of room to make improvements. They ultimately decide to purchase the most expensive place because of it's potential for premium rental income.

Will they choose the Outdated Classic'with its large linebacker-size entryways and huge yard? Or will it be the 5-bedroom Unstately Manor with the bland exterior and backyard pool? Or will the winner be the Cute Cottage with the small lawn and party-size kitchen? The Gaines have their work cut out for them turning the Blount's house into a stadium-size home with a low-maintenance lawn.

For the first time ever on Fixer Upper, the tables are turned for Chip and Joanna. Instead of taking potential homebuyers on a tour of houses, this time it's the clients who are showing them a house. Sterling and Casey Zan inherited a 2,000 acre ranch from Sterling's grandfather, who she affectionately calls "Paw Paw." When he passed away, his house sat abandoned on a beautiful corner of the lot for almost ten years. Sterling has a lot of fond memories of the place, and hopes Chip and Joanna can restore it to its former glory. Chip warns her that the house is in serious disrepair and would need a hefty amount of work. While they have $160,000 in their budget to work with, the list of damage is lengthy and they would have to carefully prioritize fixing up the areas that need it most. Chip also knows of other rural properties in better shape that the Zans might be interested in, but he lets them consider their options before they make a decision.

Their all-in budget is $235,000 and they're hoping to find a house with three bedrooms, a big kitchen, and a big backyard in the Mountainview area. The first house they visit is the 'Beach House,' aptly named after the brightly painted surf-themed bedroom they find on the tour. Chip and Joanna bring the Joneses to 'The Schoolhouse' next. The Schoolhouse is much bigger and has a beautiful backyard, but is also more expensive, which would mean less flexibility in their renovation budget. Their last option is the 'Red Door House.' While the house isn't in the Mountainview area like they were hoping, Sara and Jeff are impressed by its character and curb appeal.

The Crafts live in Houston, but are looking to purchase a second home near the university in hopes that their 12-year-old son will one day live in the house and continue the family's Baylor legacy. With a budget of $160,000, Baron and Lori are looking for a three-bedroom house full of Old Waco character. The first house they visit, the Brick House, has an awkward closed-in porch in front that looks like it belongs in the back of the house. Inside, however, the house has a lot of old character and built-in detail that holds a lot of potential. The next house they tour is the Power House in one of the most historical neighborhoods in Waco. While the house has a lot of vintage charm and a huge backyard, the house would need all new electrical wiring, which means a lot more work. Is the character of the Power House worth the amount of renovation it requires? The Black and White House is the last stop on the Craft's tour. It lacks some of the character of the other two houses, but with beautiful hardwood floors and a cute layout on the inside, Joanna assures the Crafts that their budget is more than enough to transform the space into the house of their dreams. The Crafts face a tough decision: Which house will become their new home away from home?
