Living/Dining Room

This newly renovated living room use to have an old non-functioning fireplace that has been replace with a large wall organizer and an electric fire screen. Updated wall colors, a modern couch with ottoman, and new lighting create a new living space. The wall dividing the living room and the hallway has been partially opened, as well as the archway between the living and dining rooms, creating a more open flow to the first floor.

Gray Kitchen Island With Island Storage

A large gray island, with built-in shelving, anchors this kitchen. A trio of glass pendants keeps the space light and airy, while the backsplash adds visual interest.

Kitchen with Confining Wall Removed

As seen on HGV's Love It or List It, the new kitchen island in what used to be the dining room, and the wall between the two rooms has been demolished to expand the feel of the spaces and add functionality and flow to the space.

Lush Victorian Living Room

In Hilary's design for this formal living room, as seen on HGTV's hit show Love It or List It, she brings in lots of patterns and textures to give the room a unique and complex look. The design takes advantage of old world luxury in pieces such as the chandelier hanging from the ceiling, the complex mantelpiece, the Victorian wingback furniture, and the intricate cabinetry. She then blends a mixture of patterns like stripes and paisley together for a completed look.

Renovated Kitchen with Pendant's

This renovated kitchen is now located where the old dining room once was. A window was closed up to make room for the new stove and countertop area. A large kitchen island with double sink basins now separates the dining area from the kitchen, and provides a casual eating spot. Modern pendant lighting add a rich golden color to the dramatic black walls and red bar stools.

BASEMENT, AFTER: Designer Hilary Farr utilized every inch of space in this tight basement to turn it into a home office and spare bedroom, as seen on HGTV's Love It or List It. Up to three people can sleep comfortably in the space as the desk can be raised to reveal a stowaway bed hidden in the wall, and the couch transforms into bunk beds with ease.

Small Dining Room with View of Kitchen

Love It or List It's Hilary Farr has designed this small dining room to make the most of its space with a rich, dark-stained, wood table and colorful fall accents. The open concept floor plan between the kitchen and dining room is helpful for making the space seem larger, as well.

Contemporary, Neutral Home Office Nook

The space that was once a small bedroom made a perfect home office nook. Some much-needed storage cabinets and a stairway to the home's lower level were also built into the area, as seen on HGTV's Love It or List It, Too.

David's insider perspective on the real estate market helps target listings to prospective buyers, but Hilary is determined to show homeowners that, within their budget, she can transform their worn-out house into a castle they can love. If the owners decide to list it, Hilary's hard work adds to the home's resale value. It's a tough decision either way. Which choice would you make?

For Kevvie and Nicole, this '70s style house was their fantasy home come true. At first, they loved the quirkiness of the house, but now the costs are starting to add up? especially when it comes to running the indoor pool.
