In San Rafael, a house inspector found a toilet so loose that when it was pushed, it began to rock--a condition that could cause leaks when the toilet is flushed. It needed the wax ring seal replaced. But what is a wax ring seal anyway and how do you replace it?

The wax ring seals the connection between the toilet and the sewer pipe. The ring keeps sewer gases from entering the house and prevents leaks at the base of the toilet. But over time, the toilet can become loose, causing the wax ring to deteriorate. Once this happens, the ring must be replaced.

Replacing the seal is not an easy do-it yourself project. But if you're handy and know a little about plumbing, follow the manufacturer's instructions for replacement. Most toilets use a standard size wax seal. If you can't do it yourself, call a licensed plumber. A properly installed wax ring seal will give years of service and could prevent some costly repairs.
