Our house detective in Greensboro, N.C., spotted a sneaky roof leak around the chimney that the owners hadn't even noticed. If leaks around the chimney are so subtle, how can YOU find one if you have one?
First of all, leaks around chimneys and vents aren't always so sly. Sometimes the water comes pouring through, and in that case, it's easy to spot.
But often a close, House Detective-style inspection is required. The usual failure-point in these cases is the "flashing." That's the metal sheath wrapped around a home's penetration points to keep the weather out. Here's how:
1. Start inside the attic. Look for signs of water staining, buckling, black mold, or damp wood around the chimney or vent.
2. Take some measurements to help you match the problem area you found in the attic, once you're on top the roof.
3. Once you're there, look for leaves or debris that might be trapping water, for any corrosion or punctures in the chimney's flashing, or for gaps in the caulking .
If you do find problems, try re-caulking. Know that replacing flashing, shingles, or roof plywood is generally beyond all but the bravest weekend warrior. For most folks, it's time to call a qualified roofing contractor.
