A wide-open plan makes the most of great views.

The views are great at Lennie and Kathy Sage's home overlooking Chesapeake Bay, but their landscape seems like an experiment in how to get the least possible benefit from this fabulous location: Half their side yard is taken up by an eyesore of a pond, their deck provides seating for just four people (if they squeeze together), and the gravel-covered area by their front door would be better suited to a preschool.

With a budget of $40,000, Lennie and Kathy want to turn these under-used spaces into a comfortable haven where they can entertain friends and share their beautiful views. Rising to this landscaping challenge are Anthony Barbarino, Ron Wilson and the design team of Nancy and Pierre Moitrier.

Of all the problems in this landscape, the pond stands out as a true eyesore. The murky water plays host to hordes of tadpoles and takes up a huge amount of prime space Lennie and Kathy could be using to entertain friends or simply enjoy the Bay. A wall at the end of the space effectively blocks much of the beautiful view.
