Living Room BeforeHomeowners Melissa and Jeff Congdon love their two-bath, two-bedroom, split-level condo, but now they want a bigger place with a yard. The historic building is over 100 years old and has lots of character. At 1,300 square feet, this condo includes many great selling features –– a fireplace, big windows and a unique floor plan.
Real estate expert Bethany Souza tours the home and provides her candid opinion. Approaching the condo from street, she notices that it is located on a noisy intersection. That could be a big drawback to potential buyers, so the inside needs to be spectacular. Upon entering the home, Souza asks if the theme of living room is "dorm room" because the mismatched furniture looks like college leftovers. Moving into the master bathroom, the dingy white walls and water damage along the tub scream "don't buy me!" Lastly, the master bedroom lacks sophistication. The bad furniture needs to be dismissed and replaced with some grownup class.
Designer Monica Pedersen agrees with Souza's assessment and concocts a plan of action to help this condo grow up.
Step 1: In the living area, play off the positives and make the fireplace the focal point.
Step 2: Bring mature elements into the master bedroom to give it some sophistication.
Step 3: Get rid of the water damage in the master bathroom, install shower doors, and update the fixtures.

Right now it is a jumble of mismatched furniture without any cohesive theme or style. The fireplace could be a great selling feature, but it blends into the wall so much it practically disappears. Buyers are likely to walk right by it without even noticing it's there.
