What To Consider at a Showing

Don't be fooled by fancy furnishings -- look at the floor plan.

Contemporary Living Room With Arched Stain Glass Window

The focal point of this large living room is the ornate stained glass window that envelops a wall of the room. However, the modern leather couch and custom pool table bring a contemporary and lively look to the space.

A home might have gorgeous furnishings at the showing, but it needs to accommodate your furnishings and lifestyle after the sellers pack up their sofa. Look past a home's decor and make sure the space will accommodate your lifestyle and furnishings.

Think about these things at a showing:

Imagine your daily routine in the home. A home needs to be able to easily accommodate your lifestyle. Try to imagine you and your family doing daily routines in the house. White carpet might work for the current owners, but it probably wouldn't stay pristine if you have, say, a black lab. The seller's Art Deco furnishings might look beautiful with a glass shelf unit, but its sharp corners wouldn't be safe for a teetering toddler.

Take note of the built-in furnishings. Built-ins are the one example of furniture you do get to keep, and they're designed to match the house. Think about how (and if) you'd use them.

Focus on the floor plan.Measure the dimensions and graph out where all your belongings will go. Make sure you'll still have room for all your essential furniture, and think about any changes you'd need to make or additional furnishings you would need to fill the space.

Draw inspiration from their furnishings. If you love the way they've arranged the living room, make a note of the layout or design you loved. Even if you end up purchasing another home, you can always recreate the look.
